New York City Mayor Zohran Mamdani has announced a rent freeze following the Rent Guidelines Board’s approval. This decision affects a large part of the city’s rental market. Humberto Lopes, a property owner, expresses concern, stating that landlords will suffer due to rising costs without rent increases. He warns of potential building deterioration and adverse economic effects for New York City.
Mayor Mamdani faces criticism over high rental prices in Manhattan and Brooklyn. Conservative voices attribute this to immigration-driven demand. The real estate firm, Corcoran Group, reported median rents in Manhattan and Brooklyn at $5,295 and $4,350, respectively, in June. Approximately 38% of New Yorkers were born outside the U.S., with around 40% of rentals occupied by foreign-born individuals. This data, however, does not specify legal status.
“You declared yourself a sanctuary city. You ‘welcomed’ thousands of illegals. That puts pressure on housing supply. Shortages create price increases. It’s straightforward,” stated conservative radio host Andrew Wilkow on X.
A 2003 study by the Federal Reserve Bank of Philadelphia suggested that immigration increases rents and housing values in destination cities. Another paper from the Federal Reserve Bank of Dallas highlighted a similar trend, linking a 1% rise in illegal immigrant workers to a 1.4% increase in rental prices. Both papers reflect the authors’ conclusions without endorsing official views.
“Young Americans compete for housing with millions of foreign arrivals,” wrote Rep. Brandon Gill from Texas regarding NYC’s rent statistics.
From 2020 to 2023, the proportion of foreign-born renters in NYC rose from 37% to 40%, according to the New York City Housing and Vacancy Survey. This data does not clarify a resident’s legal status.
New York City Comptroller Mark Levine has suggested rezoning neighborhoods to permit more homebuilding, increase investment in affordable housing, and reduce construction regulations to boost housing supply and reduce expenses. In reaction, conservative lawyer Mike Davis inquired, “How about deporting illegals?”
Mayor Mamdani pledged to combat the housing crisis by halting rent hikes for rent-stabilized tenants, constructing 200,000 affordable homes, and enhancing tenant protections. He has enacted a rent freeze on rent-stabilized leases, announced plans for 400,000 affordable homes, and worked to expand rental vouchers.
“Zohran Mamdani ‘froze the rent’ and enjoyed taxpayer-funded cake,” remarked Red State writer Bonchie on X, criticizing Mamdani for celebrating with cake. “Rents reached record highs, vacancy rates peaked since COVID, and he proposed a 20% raise for himself,” the writer continued.
Critics claim that rent freezes will elevate prices for others and discourage landlords from maintaining properties when they are not receiving market rates. Mamdani’s office has not responded to requests for comments from Fox News Digital.
