U.S. Home Prices Decline for the First Time in Three Years

For the first time in three years, the median home price in the U.S. is decreasing. According to Redfin, a real estate brokerage monitoring all major markets, prices dropped by 0.2% and 0.1% in consecutive weeks compared to the same time a year earlier. The median price now stands at $389,601.

Mortgage rates, explains Daryl Fairweather, Redfin’s chief economist. With rates exceeding 7%, potential buyers are hesitant to enter the market, reducing competition. Those who choose to purchase homes face larger financial commitments.

Since 2020, Redfin data indicates that home prices generally increased. During the pandemic, prices surged significantly. In February 2020, the median home price was $259,000. By 2022, it rose to $335,000.

In 2023, prices declined for a while amid rising mortgage rates but later resumed their upward trend, albeit at a slower rate. Up until this point, prices had been increasing on a year-over-year basis, Fairweather stated. This trend had psychological effects on homeowners, as they often saw their properties as appreciating in value, even if the rise was slower than inflation.

However, a modest shift has been noted in the past two weeks. During these weeks, Redfin recorded the highest median mortgage payments on record, at $2,786, marking an increase of over 10% from the previous year.

Some regions experienced significant declines. For instance, Austin saw a decrease of more than 4% compared to the previous year. Meanwhile, other areas witnessed substantial increases. San Francisco prices climbed by 15% over the same period. In more affordable cities like Pittsburgh and Cleveland, prices rose by 7% and nearly 5% respectively, continuing to attract buyers.
