Idaho is implementing a significant change with a new law designed to tackle high home prices and conserve farmland. Known for its wide-open spaces, Idaho has enacted legislation setting the smallest minimum lot size for houses in the United States.
Cities in Idaho must now approve housing developments on lots as small as 1,500 square feet, provided certain conditions are met. This area is slightly larger than half a doubles tennis court, marking a notable shift in housing policy.
The goal of the legislation is twofold. By allowing construction on smaller lots, it aims to make housing more affordable. Reducing lot size could lower land costs per home, potentially decreasing the overall price of housing.
Additionally, the law helps in preserving farmland. By encouraging higher density in urban areas, more rural and agricultural land can be protected from being converted into housing developments.
