The House of Representatives voted overwhelmingly in favor of a significant housing bill, marking a rare bipartisan success before the midterm elections. This vote, which ended with a 358-to-32 majority, prepares the legislation for President Trump’s signature. This development follows lengthy discussions and near-failures in the progress of this legislation.

The bill addresses a significant shortage of new housing units across the United States. Earlier this year, estimates indicated a shortfall of several million homes. The Senate approved a similar version of the bill with an 85-to-5 vote, and now it is in the final stage before becoming law.

President Trump is anticipated to promptly sign this bill, which offers an essential legislative triumph for his party ahead of the elections. Recent polling data from the New York Times/Siena shows only 33 percent of the population approves of his economic management, highlighting the significance of this legislative success.

The 21st Century Road to Housing Act almost failed several times due to internal disagreements within the Republican party. However, the passage of this bill showed common ground among lawmakers to tackle a major issue before facing voters. This comprehensive legislation is designed to increase housing availability by addressing both rural and urban community needs, ultimately aiming to reduce housing costs.

The bill contains numerous actions, such as reducing federal regulations to speed up and reduce the cost of construction, modifying lending practices, and incentivizing communities that commit to building new homes. It also provides support to areas affected by disasters and imposes limits on institutional investors’ roles in the housing market— a measure supported by President Trump.

Shaun Donovan, President of Enterprise Community Partners and former Housing and Urban Development Secretary in the Obama administration, described the legislation as the ‘most important and comprehensive housing bill of this century.’ It addresses the core issue of housing supply with multiple provisions that together aim to mitigate the current housing challenges in the country.
