Impact of Rising Mortgage Rates on the Housing Market

The housing market is facing pressure as mortgage rates continue to rise. Potential homebuyers are finding it more challenging to enter the market, adding to the existing economic concerns for President Trump and the GOP before the midterm elections.

According to Freddie Mac, the average 30-year fixed mortgage rate reached 7.28 percent last week. This marks the highest rate since November 2023. The rate increased by a quarter point from the previous week, the largest week-to-week rise in over four years.

Inflation remains a concern, consistently above 3 percent, compounded by high fuel prices linked to the ongoing Iran war. GOP strategist Matt Gorman highlighted the importance of economic factors like cost of living, which have been significant for voters in the upcoming elections.

Multiple factors contribute to the rise in mortgage rates. Lawrence Yun, chief economist at the National Association of Realtors (NAR), mentioned that increased energy prices during the Iran conflict have pushed inflation up. Data from the Bureau of Economic Analysis show annual inflation measured by the personal consumption expenditures price index rose from 2.8 percent in February to 3.4 percent in August.
