Strategies for Reducing Homebuying Costs Amid High Mortgage Rates

Mortgage rates have remained above 6% for much of 2026, recently averaging around 6.5%. Although not the highest in recent years, these rates still pose challenges for homebuyers. For example, with an average rate of 6.625%, a median-priced home of $403,200 results in a monthly payment nearing $2,600 over 30 years. Federal rate cuts are unlikely soon, further emphasizing the need for strategic planning.

Here are actionable strategies experts suggest to reduce borrowing costs:

Shop Around for Your Lender

In the current climate, lenders compete for business, offering diverse rate options. Dana Bull, a real estate expert, emphasizes the importance of comparing lenders. “My clients who shop around save about an eighth of a percentage or more,” she states. Freddie Mac supports this, noting that getting just two rate quotes saves an average borrower $600 annually. Four quotes can double those savings to over $1,200 each year.

Beyond rates, also review the Annual Percentage Rate (APR), fees, and items on the loan estimate form. According to Darren Tooley, senior loan officer at Cornerstone Financial Services, differences in fees like processing, underwriting, and appraisals can impact the overall cost. Understanding each lender’s fee structure ensures you receive competitive offers.

Improve Your Finances

With inflation high, lenders look closely at risk factors. Improving your credit score, reducing your debt-to-income ratio, and accumulating savings are crucial steps. Bill Dawley, mortgage division manager at Amegy Bank, advises aiming for a credit score around 740 or higher and a debt-to-income ratio of 36% or lower. A 20% down payment can also help bypass Private Mortgage Insurance (PMI), lowering monthly payments by $30 to $70.

Compare Other Service Providers

Savings opportunities extend beyond mortgage rates. Focus on “services you can shop for” on your loan estimate, such as title services and homeowner’s insurance. Dawley suggests that comparing providers can reduce costs while maintaining service quality. Home insurance rates have jumped 23% over the past three years, so shopping around can yield significant savings.

Tooley highlights the importance of comparative shopping for insurance. “Different carriers can offer vastly different quotes,” he notes, with potential savings reaching hundreds or thousands of dollars.

Ask the Seller to Help

With more sellers than buyers, sellers often offer concessions, such as covering closing costs or buying down mortgage rates. Real estate broker Anthony Askowitz observes a broad trend in buyer requests for concessions. “The most common are credits towards closing costs, prepaids, escrow, and rate reduction points,” he says.

Negotiating these concessions requires tact. Askowitz advises aiming for a win-win outcome. Understanding both parties’ goals and flexibilities enhances negotiation success.

Buyers who conduct thorough research and take proactive measures often achieve better financial outcomes than those relying solely on market timing.

In disciplined homebuying, informed decisions can substantially reduce costs despite high rates.
